4th and Park Multifamily Development

Project Overview

In and out of the job site in under three months, we kept groundwork right on track for two 36-unit apartment buildings. Overall, our crew completed 19 shot days and blasted roughly 40,000 cubic yards of rock. Routine check-ins with our customer, CM Development and Construction, allowed us to adapt our drilling and blasting protocols to their exact needs. By mutually agreeing on design adjustments in the field, we saved our customer both time and money. Even winter snow and sub-freezing conditions didn’t slow us down—shots stayed on schedule throughout the project. When a frozen water pump threatened to halt progress, our team’s grit and ingenuity saved the day: the pump was thawed, and a shot that easily could have been canceled became just another successful day of blasting.

Challenges

Three main challenges presented themselves at the onset of the project: Nearby structures including a retirement building and mobile homes in close proximity were our first focus. The geological decomposed granite in the area blasts differently than other basalt formations in the Spokane area which made blasting more difficult. Lastly, tight working conditions and a small project footprint required extreme caution on the job site.

Outcome

With multiple safeguards in place for nearby homes, we kept vibrations and fly rock well below acceptable levels. Massive blasting mats, smaller shot sizes and precisely controlled ANFO product only scratch the surface of our safety measures. We integrated lessons and expertise from a similar site to drill and shoot this location in our usual controlled fashion. Additionally, we shot the 30′ design cuts in two 15′ lifts to minimize vibrations and safely clear the rock. These deep cuts allowed for a level and uniform slope, enabling CM Development to build the parking lot at the same elevation as the apartments. Close quarters emphasized the importance of our cooperation standards with our customer’s haul and grading operations. Daily communication with CM Development ensured our drilling and earthwork procedures coincided effectively.

Work With Us

We currently operate throughout the Western United States. We perform all applications of drilling and blasting including large-scale commercial quarries, heavy construction, road and highway construction, residential and commercial development, and utility and trenchline work.
